UNMC has selected Koelbel and Company, GreenSlate Development, and The Lund Company to lead the $45 million redevelopment of the historic Omaha Steel Works site into a dynamic mixed-use innovation campus on the west side of Saddle Creek Road. The project — the first phase of UNMC’s broader Innovation Hub vision — will include collaborative office space, a food hall and market, and an event center designed to foster health-focused entrepreneurship and community engagement. With support from the City of Omaha for infrastructure and a planned pedestrian connection to campus, the development honors the site’s WWII-era industrial legacy while advancing UNMC’s mission and midtown revitalization. Anchored by partners like UNeMed, UNeTech, UNeHealth, and the Nebraska Business Development Center, the Innovation Hub aims to catalyze commercialization, support startups, and drive inclusive economic growth in the region. Construction was targeted to begin by the end of 2021.
